Fall Roof Maintenance Checklist for West Michigan Homes
Spring roof work is about finding out what winter did. Fall roof work is about deciding how bad winter gets. Those are different jobs, and the fall version is the one homeowners skip, because in September the roof looks fine and nothing is leaking.
Here is the pattern our team sees every January. The call comes in about a ceiling stain. We get out there, and the problem started in October with a gutter full of maple leaves and a nail pop at the eave that would have taken ten minutes to fix. The ice dam did not cause the leak. It just found the opening that was already there.
This is the list we run on our own customers' homes before the weather turns.
Why Fall Matters More Than It Looks
West Michigan roofs do not fail from cold. They fail from the freeze-thaw cycle, and we get a lot of it. The National Weather Service Grand Rapids forecast office tracks roughly 40 to 60 days a winter where temperatures cross the freezing mark. Each crossing melts, refreezes, and pries at every seam, nail hole, and lifted shingle edge on the roof.
Add lake-effect snow that sits on the roof for weeks instead of blowing off, and you get sustained meltwater running down to an eave that is colder than the rest of the roof. Timing matters too. Michigan State University Extension publishes guidance on using climatology to estimate the first freezing temperatures of the fall season, and the practical takeaway for roof work is simple: sealants and adhesives want moderate temperatures to cure properly, so the work should be done well before the first hard freeze, not during the week you notice it coming.
The Nine-Item Fall Checklist
1. Clear the gutters, then clear the downspouts
Most people do the first half. Scooping the trough and leaving a downspout packed with compacted leaf mush accomplishes nothing, because the water still has nowhere to go. Run a hose down each downspout until it flows clean at the bottom, and check that the discharge carries water away from the foundation rather than into the corner of the house.
Do this after the leaves are mostly down, not in early September. If your property has mature maples or oaks over the roofline, plan on two passes.
2. Check that the gutters can actually handle the volume
Undersized or sagging gutters overflow at the exact moment they are most needed. Look for sections pulling away from the fascia, standing water sitting in the trough after a rain (a pitch problem), and separated seams. 3. Clean out the valleys
Valleys collect everything the wind moves. A packed valley holds moisture against the roof surface all winter and channels meltwater sideways under the shingles instead of down. This is one of the most common leak origins we diagnose, and it is covered further in our field notes on roof valley leaks.
4. Inspect every flashing
Chimney, plumbing stacks, furnace and dryer vents, skylights, and any wall-to-roof intersection. You are looking for lifted metal, cracked or shrunken sealant, rust at the seams, and step flashing that has pulled loose from the siding. Flashing is where most roofs leak, and fall is when sealant repairs still cure properly.
5. Look hard at the eaves
Stand back with binoculars if you have them. Missing, curled, or lifted shingles in the first three courses above the gutter line are the ones that matter most, because that is the zone an ice dam works on. A single lifted tab there is a bigger winter risk than three missing shingles in the middle of the field.
6. Confirm the drip edge is present and intact
Drip edge is the metal that keeps water from wicking back under the shingle edge and rotting the fascia. On older West Michigan homes it is sometimes missing entirely, and on many it has been bent or torn by a ladder. Detail on what it does and how it fails is in our piece on roof drip edge.
7. Ask whether you have an ice barrier
Section R905.1.2 of the Michigan Residential Code requires an ice barrier in areas with a history of eave ice backing water up. Where required, it runs from the lowest edge of the roof to at least 24 inches inside the exterior wall line, and on slopes of 8 in 12 or steeper, at least 36 inches measured along the slope from the eave edge.
If your roof predates that requirement, you may not have one, and you will not find out in September. What you can do is find out now, from whoever did the last tear-off or from a roofer who can check at the eave, so the risk is known instead of assumed.
8. Trim back the overhanging branches
Branches drop debris, hold moisture against the shingles, abrade the surface in wind, and give squirrels a bridge to your soffit. Anything within about six feet of the roof surface is worth cutting back before the ice loads it and it comes down on its own.
9. Check the attic, not just the roof
Go up with a flashlight on a cold morning. Frost on the underside of the sheathing, damp insulation, daylight through the boards, or a distinct musty smell all mean warm moist air is reaching a cold surface. Warm air escaping into the attic is what makes the roof deck melt snow unevenly, which is what builds the ice dam at the cold eave. Fixing the roof surface without fixing that is treating the symptom.

Two practical reasons, neither of them about the roof.
First, availability. Every roofer in Kent and Ottawa County is booked solid the week after the first hard freeze, because that is when everyone else notices the same problems. In September you get your pick of dates.
Second, the repair is smaller. A lifted shingle and a bead of sealant in October is a minor visit. The same roof in February is a ceiling repair, an insulation replacement, and a drywall crew. When should I do fall roof maintenance in West Michigan?
September through mid-October is the window. You want the work done while the weather is still mild enough for sealants to cure and roofers still have open schedules, but late enough that most of the leaves are down. Waiting until November means competing for appointments with everyone who noticed a problem during the first cold snap.
What is the most important fall roof task?
Clearing the gutters and downspouts, without much competition. A gutter packed with leaves cannot carry meltwater away from the eave, which is the first ingredient in an ice dam. A fall inspection also creates a documented condition record, which helps if a winter storm later causes damage you need to claim.
Can I clean my own gutters?
Ground-level and single-story gutter work with a stable ladder and a spotter is reasonable homeowner maintenance. Getting on the roof, working above one story, or working on a steep pitch is not. Falls from residential roofs cause serious injuries every year in Michigan, and the money saved is not close to worth it.
What happens if I skip fall roof maintenance?
Usually nothing, for a while. Then one winter the gutters freeze solid, meltwater backs up under the shingles at the eave, and it finds the gap in the underlayment. The repair bill is not for the gutter, it is for the decking, the insulation, the drywall, and the paint. Small autumn items become large February ones.
