Full tear-off and new roof installation across Grand Rapids and West Michigan. Architectural asphalt, standing-seam metal, and flat-roof systems. Manufacturer-warranted materials, 10-year workmanship warranties, free written estimates.
The right roofing system depends on your home’s pitch, your exposure to lake-effect weather, your timeline for staying in the house, and your budget. Here is what we install most across the region.
The default for roughly 90% of West Michigan residential replacements. Class 4 impact-rated shingles handle freeze-thaw, hail, and wind well. CertainTeed Landmark, Owens Corning Duration, and GAF Timberline are our most-installed lines.
Premium choice for homes with high snow load exposure (Holland-Muskegon corridor especially). 50+ year lifespan, no granular wear, sheds ice better than shingles. Higher upfront cost, lower lifetime cost.
The standard for low-slope and flat sections of West Michigan homes, additions, porches, garage roofs. Single-ply rubber membrane, fully adhered or mechanically fastened. 20 to 30 year lifespan.
White single-ply membrane common on commercial flat roofs and modern home additions. Reflects heat, resists punctures, fully welded seams. Replacing aging EPDM with TPO is a common upgrade.
Multi-ply asphalt-based system used on flat sections where membrane systems aren’t a good fit. Self-adhered or torch-down. Holding up well on older West MI commercial buildings.
Cedar shake, slate, and clay tile for historic homes and high-end residential. Specialty installs that we coordinate with cedar specialists in the network. Long lead times (8-16 weeks) and premium pricing.
Every full replacement we do covers the same scope. If a quote you got from someone else skips any of these, ask why:

Full roof replacement on a typical 2,000 sq ft Grand Rapids home using architectural asphalt shingles ranges from $11,000 to $18,000 in 2026. Premium shingles, complex roof geometry, or steep pitches push that to $18,000 to $26,000. Standing-seam metal runs roughly 2 to 3 times the cost of asphalt. Flat-roof EPDM or TPO is priced separately by square footage. Full cost breakdown →
Most West Michigan residential replacements are 1 to 3 days of on-site work depending on size, pitch, and weather. Tear-off, decking inspection, ice and water shield, underlayment, drip edge, ventilation, and shingle installation all happen in that window. Permitting and material delivery add 1 to 2 weeks lead time before the install.
Late spring through early fall is ideal because shingles seal best when daytime temperatures stay above 45 degrees. We do install year-round in Michigan winters using cold-weather techniques (hand-sealing, longer cure times, careful ice/water shield placement), but spring and fall installs go smoother and faster. Booking spring or fall typically requires lead time of 3 to 6 weeks.
Yes. The City of Grand Rapids and every other West Michigan municipality requires a building permit for roof replacement. We pull the permit on your behalf, schedule the final inspection, and handle the paperwork. Permits are typically $100 to $300 and rolled into the project quote.
We offer financing through several Michigan-licensed lenders including options for 0% promotional periods (typically 12 to 18 months) and longer-term fixed-rate plans (5 to 15 years). Approval is subject to credit. Specific terms are presented with the written estimate.
Insurance covers replacement only when the roof was damaged by a covered event (wind, hail, fallen tree, fire). Wear-and-tear replacement is not insurance-covered. If your roof was storm-damaged, see our emergency and storm damage page for the claim process.
