Michigan’s climate is hard on roofs. The forecast office at the National Weather Service Grand Rapids tracks 40 to 60 freeze-thaw cycles per winter. Lake-effect snow on the Holland-Muskegon corridor regularly delivers 100+ inch annual totals. Wind events off Lake Michigan in March and October produce gusts above 50 MPH. The right roofing material depends on which of these your home faces hardest.

Architectural Asphalt Shingles

Cost: $5.50 to $9.00 per sqft installed. Lifespan: 18 to 30 years depending on quality and exposure. Best for: Most West Michigan homes.

Architectural (also called dimensional) asphalt is the default for roughly 90% of West Michigan replacements. CertainTeed Landmark, Owens Corning Duration, and GAF Timberline are the most-installed lines. The reason it dominates: it handles freeze-thaw cycling well, has Class 4 impact-rated options that insurance carriers favor, and the cost is reasonable.

What we’ve seen in West Michigan: Architectural asphalt installed correctly with proper attic ventilation routinely makes 22 to 28 years. Without ventilation, lifespans drop to 15 to 18 years because the underside heat-cycles the shingles to failure.

Standing-Seam Metal

Cost: $11 to $20 per sqft installed. Lifespan: 50+ years. Best for: Lakeshore exposures, snow-load zones, long-term ownership.

Standing-seam metal sheds snow and ice better than shingles, has no granular wear cycle, and routinely outlasts the next 2 to 3 asphalt replacements you’d otherwise do. The seams are mechanically locked rather than glued, so wind cannot lift them.

What we’ve seen in West Michigan: Holland and Muskegon lakefront homes increasingly choose metal because the lifecycle math wins. Initial cost 2 to 3x asphalt, but you avoid one or two future replacements over the next 50 years.

EPDM Rubber (Flat Roofs)

Cost: $8 to $14 per sqft installed. Lifespan: 20 to 30 years. Best for: Flat or low-slope sections.

The standard for flat sections of West Michigan homes, additions, porches, garage roofs, and some commercial. Single-ply rubber membrane, fully adhered or mechanically fastened. EPDM handles freeze-thaw well and is reliable when installed correctly.

What we’ve seen in West Michigan: EPDM installed in the 1990s and 2000s is reaching end of life now. Most replacements at this point use TPO instead because of the welded-seam advantage.

TPO Membrane

Cost: $9 to $15 per sqft installed. Lifespan: 20 to 30 years. Best for: Modern flat roofs and commercial work.

White single-ply membrane that has largely replaced EPDM for new flat-roof installations. Welded seams are stronger than EPDM’s seam adhesive. Reflects heat in summer (matters less in Michigan but doesn’t hurt). Resists punctures from foot traffic better than EPDM.

Modified Bitumen

Cost: $7 to $12 per sqft installed. Lifespan: 15 to 20 years. Best for: Older flat roofs being repaired or extended.

Multi-ply asphalt-based system. Self-adhered or torch-down. Holding up well on older West Michigan commercial buildings but rarely chosen for new residential work anymore.

Cedar Shake and Premium

Cost: Highly variable. Lifespan: 30 to 100 years. Best for: Historic and high-end properties.

Cedar shake, slate, and clay tile remain options for historic homes (Heritage Hill, downtown Holland, parts of Kalamazoo) and high-end residential.
