7 Signs You Need a New Roof in Michigan

How to tell whether you need a full replacement or whether a repair will hold. From a West Michigan roofing network that has called both directions thousands of times.

Most Michigan asphalt roofs hit replacement age between years 18 and 25. Lake-effect exposure shortens the lifespan; sheltered inland exposure extends it. Beyond age, here are the seven specific signs we use to call repair vs. replacement on West Michigan homes.

1. Granules in the Gutters

Asphalt shingles are coated with mineral granules that protect the asphalt from UV. When you see granular pile-up in the gutters or at the bottom of downspouts, the shingles are losing their UV barrier. A handful of granules in year 5 means nothing. Visible piles in year 18 means the shingles are aging out.

What it tells you: Replacement is approaching, often within 2 to 5 years.

2. Curl, Cup, or Buckle in the Shingle Field

Look at the roof from the ground at midday with the sun overhead. Healthy shingles lay flat. Aging shingles curl up at the edges or cup in the middle. South-facing slopes show this first because they take more UV. Buckling (waves running across the field) usually means moisture got into the underlayment and is pushing shingles up.

What it tells you: If more than 30% of the field is curling or cupping, replacement makes more sense than repair.

3. Bare Patches or Visible Decking

Missing shingles after a wind event are repairable. Bare patches showing the underlying decking or felt across multiple slopes are not, that means the shingles around the patch are also at the end of their adhesion life and the next storm will lift more.

What it tells you: Replacement, especially if you see this on more than one slope.

4. Sagging Roof Line

Walk to the far side of the street and look at the ridge line. Should be straight. Any visible sag means the decking under the shingles is failing, usually from chronic moisture, sometimes from structural issues. This is past repair, full tear-off, decking replacement, and new roof.

What it tells you: Replacement, urgent. Get an inspection scheduled.

5. Active Leaks in Multiple Locations

One leak is repairable. Two or three active leaks at different points across the house generally means the underlayment has failed. The shingles are still there but the waterproof layer underneath is compromised.

What it tells you: Replacement likely the right call. A consultant on-site can confirm.

6. Daylight Through the Attic Roof

Go into your attic on a sunny day with the lights off. Look up. Any visible pinpoints of daylight through the decking means active gaps. Common after a wind event, also common on older roofs where nail pops have created small openings.

What it tells you: Repair if isolated. Replacement if widespread.

7. Roof Is 22+ Years Old in West Michigan

Most West Michigan asphalt roofs reach end of useful life between 18 and 25 years because of freeze-thaw cycling and lake-effect weather. If you know the roof is 22+ years old and you’re seeing any of the above signs, the math usually favors replacement over progressive repairs.

What it tells you: Get an inspection. Many 22-year-old roofs still have 5+ years left, but it’s worth knowing what you’re working with.
